Role Overview

The Senior Quantity Surveyor will oversee full commercial management for projects, collaborating closely with Contracts and Project Managers along with other construction staff. This role is pivotal in ensuring project success, mitigating risks, and maximising financial gains. Ownership of contractual and commercial matters is central, alongside mentoring junior team members and contributing to business performance.

Key Responsibilities

  • Lead and manage the commercial strategy for assigned projects, coordinating with the Managing Quantity Surveyor.
  • Act as company representative for commercial and contractual issues, safeguarding company entitlements.
  • Manage procurement operations including tender preparation, subcontractor selection, order processing, and final account settlements.
  • Develop and present detailed financial forecasts, cash flow analyses, reconciliations, and valuation reports.
  • Handle contract variations, ensuring accurate documentation and settlement.
  • Produce timely final accounts for projects, ensuring compliance especially for contracts valued between €5 million and €15 million.
  • Update and maintain risk and opportunity registers, applying mitigation strategies and optimizing opportunities.
  • Manage claims and disputes through precise record-keeping, argument formulation, and stakeholder representation.
  • Supervise, mentor, and develop junior commercial staff including Quantity Surveyors and Assistants.
  • Provide training on measurement, reporting, and commercial processes and support performance evaluations.
  • Promote teamwork and knowledge sharing within the commercial team.
  • Ensure accurate and compliant commercial reporting in line with company valuation policies with independent cost reconciliation oversight.
  • Support pre-construction teams with commercial insights during tender and procurement phases.
  • Regularly report commercial progress, risks, and opportunities to senior leadership.
  • Interpret and enforce contract law to secure company interests, including NEC and JCT contract forms.
  • Draft sensitive contractual correspondence and reports for clients and stakeholders.
  • Lead negotiation and management of complex subcontract agreements and advise on bonds, warranties, guarantees, insurances, and letters of intent.
  • Engage with clients, consultants, subcontractors, and project partners for commercial discussions and negotiations.
  • Build and maintain professional relationships supporting sustainable business growth.

Qualifications & Training

  • Degree in Quantity Surveying or a closely related field.
  • Formal training in commercial management, dispute resolution, and contract law.
  • Instruction in leadership, delegation, presentation, and effective communication skills.
  • Training in behavioural safety and risk management principles.

Preferred Credentials

  • Chartered status with RICS, CIOB or equivalent recognised professional organisation.
  • Continued professional development in industry legislation, trends, and advanced commercial management techniques.
