Job description
Position Summary
We are seeking a seasoned Quantity Surveyor to contribute to an internationally recognized leader specializing in sustainable construction. This role supports projects across residential, commercial, and other sectors, focusing on the meticulous commercial management from tender stages through to final account settlement. Experience in Light Gauge Steel (LGS) or Light Gauge Steel Framing (LGSF) is particularly valuable.
Primary Responsibilities
- Develop and monitor project cost plans, budgets, and cash flow forecasts, ensuring alignment with actual expenditures and financial commitments.
- Prepare, negotiate, and finalize monthly payment applications, valuations, and final project accounts with clients and main contractors.
- Promptly identify, evaluate, price, and negotiate variations, change orders, and compensation events to safeguard project interests.
- Manage subcontractor accounts comprehensively, including valuations, variation assessments, payment recommendations, and account closures.
- Oversee contract and subcontract administration, ensuring compliance with contractual requirements, notices, timeline adherence, and financial procedures.
- Provide ongoing commercial insight throughout project lifecycles to protect profit margins and ensure entitlement under contract terms.
- Source, assess, and select subcontractors and suppliers across various construction-related categories including materials, specialist services, plant, and labor.
- Prepare and issue subcontracts and purchase orders detailing precise scopes, terms, responsibilities, and deliverables.
- Collaborate closely with procurement and project management teams to secure materials and subcontract packages consistent with project timelines.
- Monitor performance of subcontractors and suppliers, approve payments, and address arising commercial matters effectively.
- Keep accurate cost-to-complete forecasts, cost-value reconciliations, and project margin reports current and insightful.
- Generate monthly commercial reports addressing project status, forecasts, risks, opportunities, variations, and cash flow analysis.
- Maintain and update registers for commercial risks and opportunities, proposing corrective actions as necessary.
- Accurately document site measurements, project progress, correspondence, instructions, and meeting notes to ensure clear record-keeping.
- Identify cost efficiencies and opportunities to enhance commercial performance throughout project execution.
- Coordinate with project managers, site managers, design teams, engineers, procurement, and other key stakeholders to ensure alignment of program, design, scope, and commercial objectives.
- Maintain professional engagement with clients, consultants, subcontractors, and suppliers, supporting positive collaborative environments.
- Ensure commercial operations comply with health and safety, quality standards, sustainability goals, and relevant regulations.
- Assist with internal audits, commercial performance reviews, and governance processes.
- Contribute to the ongoing enhancement of estimating, procurement, cost management, and project delivery methods.
Candidate Requirements
- Possession of a degree or diploma in Quantity Surveying, Construction Economics, Commercial Management, or an equivalent qualification or relevant professional experience.
- Minimum of three years' practical experience in quantity surveying, preferably with main contractors, specialist firms, structural system providers, or within construction environments.
- Comprehensive understanding of construction methodologies, sequencing, drawings interpretation, specifications, and subcontract package management.
- Familiarity with common construction contract forms, including public works contracts.
- Proficient in measurement techniques and take-offs, experienced in preparing and working with bills of quantities.
- Strong knowledge of subcontract procurement processes, valuations, variation assessment, cost reporting, and final account preparation.
- Advanced numeracy skills and proficient with Excel; experience with estimating, take-off, or cost management software is a plus.
- Proven capacity to manage multiple projects or workstreams, prioritize tasks under deadlines, and negotiate effectively.
- Excellent written and oral communication abilities to produce professional reports and commercial correspondence.
- Effective client-facing communication skills with an emphasis on commercial awareness, attention to detail, and proactive risk and opportunity identification.
Preferred Qualifications
- Prior exposure to Light Gauge Steel framing or similar off-site and modular construction systems.
- Understanding of LGS design, manufacturing procurement, installation processes, and interactions with various structural and finishing elements.
- Experience managing specialist structural packages commercially from tendering to final accounts.
- Accreditation with SCSI or RICS, or active progress towards chartered status.
- Background in residential, commercial, mixed-use, or large-scale construction projects.
- Experience with design-and-build contracts and overseeing contractor-led design phases.
- Familiarity with BIM-based measurement and digital construction tools.
- Knowledge of modern construction techniques including MMC, off-site manufacturing, and prefabricated building systems.
