Job Overview
A well-established Electrical Contracting company operating in Ireland's residential and commercial building sectors is actively seeking a qualified Quantity Surveyor to join their expanding team.
Key Duties and Responsibilities
- In the tendering and pre-contract phase, carefully assess project drawings, specifications, and scope to develop precise take-offs and bills of quantities specifically for electrical components.
- Compile tender documents, pricing strategies, and clarifications whilst evaluating risks, exclusions, and potential opportunities.
- Collaborate with delivery teams and designers to facilitate value engineering and assess buildability alternatives.
- Manage commercial aspects post-contract by establishing cost plans, budgets, cash flow forecasts, and monitoring expenditures against these plans, reporting any discrepancies.
- Prepare and negotiate monthly payment applications, valuations, and final accounts with clients and main contractors.
- Promptly identify, price, and negotiate changes, variations, and compensation claims.
- Administer contracts such as NEC, JCT, and public works following stipulated notices, records, and deadlines.
- Oversee procurement by sourcing, evaluating, and issuing requests for quotations to suppliers and subcontractors for materials, labor, and plant.
- Draft and issue subcontracts and purchase orders with clearly defined scopes and conditions, monitor supplier performance, certify payments, and address commercial challenges.
- Maintain control over project budgets, tracking cost-to-complete, cost-value reconciliation, and margins.
- Produce monthly commercial reports, risk assessments, and recovery plans, proposing corrective actions if needed.
- Keep detailed and accurate records including site measurements, photography, correspondence, and meeting minutes.
- Work closely with project teams including project managers, engineers, designers, and site supervisors to ensure alignment between programme, scope, and commercial factors.
- Ensure strict adherence to health and safety, quality, and sustainability standards impacting cost and delivery.
- Support auditing procedures and internal governance efforts, contributing towards process improvements.
Candidate Requirements
- Possess a degree or diploma in Quantity Surveying, Commercial Management, or an applicable related field, or equivalent practical experience.
- Familiarity with common contract types such as NEC, JCT, and public sector contracts alongside relevant payment legislation.
- Skilled in measurement methodologies like SMM, NRM or equivalent regional standards; capable of producing accurate take-offs and quantity bills.
- Strong numerical aptitude and proficiency in Excel; experience with estimating or cost management software is a plus.
- Demonstrated ability to handle multiple projects simultaneously, prioritize tasks effectively, and negotiate with diverse stakeholders.
- Excellent written and spoken communication skills, including producing professional reports and commercial correspondence.
Preferred Qualifications and Skills
- Membership or progress towards accreditation with professional bodies such as RICS or SCSI.
- Experience with design-and-build projects, BIM-based quantity take-off, and digital field tools is advantageous.
- Understanding of electrical systems including grid connections, HV/LV systems, cabling, containment, UPS, generators, and control systems in sectors such as commercial, industrial, pharmaceutical/data centers, or renewable energy sectors.
- Experience working as a Quantity Surveyor in electrical or MEP contracting environments and familiarity with building services.
