Job description
Role Overview and Responsibilities
The Cluster Manager is responsible for ensuring smooth operations and tenant satisfaction across multiple properties within a designated cluster. This includes tenant relations, property maintenance, staff management, and reporting tasks.
Tenant Relations
- Manage tenant check-ins and check-outs effectively.
- Handle tenant escalations by addressing concerns promptly.
- Build and maintain positive relationships to enhance tenant satisfaction and retention.
Building Maintenance
- Oversee planned maintenance activities such as electrical work, plumbing, cleaning, and Annual Maintenance Contracts (AMCs).
- Conduct property inspections regularly to identify and resolve maintenance issues.
- Maintain accurate records for all properties, including staff attendance, couriers, parcel registries, and inventory for common areas and flats.
- Respond diligently to incidents and queries from ground staff to prevent recurrence.
Staff Management
- Supervise operations of management staff (Facility Managers, Team Leads, Operations Executives) and resource staff (plumbers, electricians, housekeeping).
- Ensure adherence to processes and compliance from onboarding to deboarding, including management of attendance, leave, and resignation notices.
- Provide regular training and feedback on performance and process updates.
- Liaise with manpower agencies to secure appropriate staff deployments.
Reporting
- Verify daily start and end reports across all cluster properties.
- Submit monthly audit reports for buildings.
- Prepare monthly utility and expense reports.
Qualifications and Skills
- Strong ability to manage tenant expectations and communicate articulately.
- Organized and consistent work approach with a structured mindset.
- Preferred bachelor's degree in facilities management, real estate, or related disciplines.
- Knowledgeable in maintenance and repair operations.
- Capability to travel independently within the assigned cluster area.
