Operations Executive

About the Role

We are looking for a dedicated Operations Executive to oversee the daily functioning and upkeep of properties managed by Kots Renting in Bengaluru. The candidate will be essential in coordinating with on-site staff to maintain safety, efficiency, and tenant satisfaction across multiple locations.

Key Responsibilities

• Ensure the security, regulatory compliance, and overall maintenance of properties by supervising repairs, inspections, and upkeep.
• Lead and manage the on-site workforce, including housekeeping, security, electricians, and plumbers, while professionally addressing tenant concerns.
• Maintain detailed and accurate documentation related to maintenance activities, visitor logs, personnel attendance, and any incident reports.
• Protect company assets by monitoring for misuse, fiscal discrepancies, and any non-compliance issues, reporting these promptly to management.
• Coordinate flat readiness post tenant checkout by supervising cleaning, painting, and necessary repairs, supported by photo or video documentation.
• Oversee regular preventive and responsive maintenance tasks such as water tank cleaning, plant care, and servicing of DG sets, gyms, lifts, and other equipment through AMC contracts.
• Maintain precise inventory records and registers for attendance, visitors, deliveries, and utility usage.
• Manage tenant relations, including handling check-in and check-out processes, conducting inspections, and addressing tenant requests efficiently.

Qualifications and Requirements

• Minimum of two years' experience in facilities or property management, ideally in residential settings.
• Proven ability to independently supervise ground staff and resolve tenant queries.
• Must be able to travel across assigned property locations and possess a personal bike for transportation.

Additional Details

• Candidates will be deployed to properties only after successful completion of the probation period.
