Position Overview

Meta is dedicated to designing, constructing, leasing, and operating cutting-edge and efficient data centers. The process of identifying, developing, and managing data center infrastructure plays a crucial role in ensuring availability of capacity, timely project delivery, risk mitigation, adaptability, and cost effectiveness both in terms of capital expenditure and ongoing operations. We are looking for a motivated, organized, and seasoned Development Manager to join our Data Center Site Development team and contribute to the expansion of our growing data center portfolio.

Key Responsibilities

  • Evaluate and select potential data center locations by analyzing market factors such as power availability, fiber connectivity, labor conditions, land costs, tax incentives, and risks from natural hazards.
  • Lead comprehensive due diligence to assess prospective sites, covering regulatory permits, tax structures, energy and water supply reliability, environmental risks, and legal or physical constraints.
  • Create and maintain site evaluation metrics and comparative tools to enable informed, data-driven site selection decisions.
  • Conduct initial desktop research and on-site visits to verify data and evaluate physical conditions and compatibility of surrounding land uses.
  • Manage compliance with real estate, land use, and utility regulations and oversee environmental permitting processes including assessments related to environmental impacts, stormwater, wetlands, air quality, noise, and endangered species.
  • Monitor relevant legislation and policies affecting utilities, land use, and data center operations, identifying potential risks and opportunities for the portfolio.
  • Negotiate with electric and water utility providers to secure dependable, cost-effective supply agreements, addressing factors like capacity, rate structures, renewable energy, and infrastructure needs.
  • Engage with utility planning teams to anticipate and address infrastructure limitations, advocating for necessary upgrades supporting data center development.
  • Coordinate communication among internal departments and external stakeholders including government bodies, utilities, regulatory agencies, consultants, and community groups to facilitate on-time project delivery.
  • Maintain oversight of multiple ongoing projects by tracking milestones, agreements, financial obligations, and renewals.
  • Develop tools, templates, and workflows to enhance the efficiency and consistency of site development activities and documentation of lessons learned.
  • Travel commitments ranging from 25-50% of the time to support site visits and stakeholder engagement.

Qualifications

  • Bachelor’s degree in Real Estate, Engineering, Computer Science, Operations, or Business.
  • A minimum of five years of experience in critical facility site development, commercial real estate, infrastructure development, or data center site selection.
  • Proven ability to manage several projects simultaneously and coordinate teams and stakeholders across different time zones.
  • Proficiency with project management tools and software such as Google Suite, Excel, PowerPoint, and project tracking platforms.

Preferred Qualifications

  • Experience implementing responsible AI practices, including risk evaluation and bias reduction.
  • Skilled in integrating AI technologies to improve or redesign workflows that yield tangible improvements in efficiency and quality.
  • Seven or more years of relevant experience in the data center development industry or related fields.
  • Continuous development of AI capabilities, such as prompt engineering and agent orchestration, along with keeping abreast of emerging AI advancements.
  • Possession of an advanced or master’s degree in relevant academic disciplines.
  • Deep expertise in land use evaluations, utilities planning, cooling technologies, permitting, and entitlements.

Additional Information

Compensation varies based on qualifications, expertise, and location, representing base salary exclusive of additional performance bonuses or equity incentives. Meta also provides a competitive benefits package. Travel for this role is estimated between 25% and 50%. The position is based onsite in Singapore.
