Role Summary

The Groundskeeper role demands a proactive and detail-oriented individual who contributes fresh ideas and drives positive team outcomes through clear communication and initiative. The position emphasizes upkeep and maintenance duties that ensure the cleanliness, safety, and functionality of residential properties and common areas.

Key Responsibilities

• Inspect and maintain cleanliness of the property, management office, and landscaping each morning, removing all trash and debris.
• Ensure mail rooms are orderly by collecting litter, sweeping, and updating bulletin boards as needed.
• Replace lightbulbs in common areas and breezeways promptly.
• Replace all first-floor window screens upon request.
• Support apartment turnover activities, including trash removal from vacant units, caulking, appliance checking, smoke detector inspections, and parts replacement.
• Clean and maintain air conditioning vents and filters in vacant apartments.
• Install, move, and connect appliances as necessary.
• Replace air filters according to schedule in occupied apartments.
• Maintain pool area cleanliness by hosing down surfaces, collecting trash, and arranging chairs appropriately.
• Carry out light painting and touch-up tasks as assigned.
• Thoroughly clean vacant apartments between tenants.
• Provide assistance to the Maintenance Supervisor or Technician when requested.

Required Qualifications

• Possession of a high school diploma or equivalent credential.
• Previous experience in groundskeeping, caretaking, or janitorial roles preferred.
• Keen attention to detail and strong organizational skills to handle multiple duties and meet deadlines.
• Exemplary customer service abilities.
• Availability to assist with maintenance emergencies outside regular hours.
• Physical ability to lift items up to 100 pounds and regularly climb stairs.
• Valid driver's license may be required for this role.
