Role Overview

The Porter is an essential part of the onsite management team entrusted with maintaining the exterior appearance and cleanliness of the property. The range of duties varies depending on the property's age and size.

Responsibilities

  • Regularly lift and handle weights between 80 to 100 pounds.
  • Conduct daily inspections to ensure the property, management office, and landscaping are tidy by picking up litter.
  • Maintain cleanliness in mail rooms, including trash removal, sweeping floors, and updating bulletin boards.
  • Replace lightbulbs in common and breezeway areas as needed.
  • Swap out first-floor window screens upon request.
  • Support apartment make-readies by disposing trash from vacant units, sealing gaps, checking appliances and smoke detectors, and replacing parts when necessary.
  • Clean air conditioning vents and replace filters in vacant apartments.
  • Install, reposition, and connect appliances.
  • Replace air filters in occupied units according to schedule.
  • Maintain pool areas through cleaning, hosing, trash collection, and rearranging furniture.
  • Perform minor painting tasks as assigned.
  • Clean vacant apartments during resident transitions.
  • Assist the Maintenance Supervisor or Technician as needed.

Qualifications

  • At least one year of relevant experience is required.
  • High school diploma or equivalent credential.
  • Strong multitasking abilities, organizational skills, and capacity to meet deadlines.
  • Availability for on-call duties to handle after-hours emergencies.
  • Possession of a valid driver's license may be necessary.
