Valuation Executive

Role Overview

We are looking for a meticulous Real Estate Valuation Executive to perform comprehensive valuations of various property types including residential, commercial, industrial, and land assets throughout India. This role requires hands-on property assessments, market research, financial evaluations, and report generation while collaborating with diverse stakeholders such as clients, financial institutions, and legal experts.

Key Duties

• Carry out on-site inspections of properties across categories (residential, commercial, industrial, land).
• Verify essential details such as location, size, construction quality, age, condition, and current usage of properties.
• Examine property-related documents including titles, approved plans, and permissions for development.
• Identify elements influencing property valuation such as location advantages, accessibility, zoning laws, and neighborhood developments.
• Gather and evaluate recent transaction data and listings of comparable properties.
• Research current land and property rate trends within specific micro-markets.
• Evaluate rental prices, capitalization rates, yields, and broader market movements.
• Analyze supply-demand dynamics and anticipate developmental potential in the market.
• Implement suitable valuation methodologies tailored to the type of property and the objective behind the valuation.

Required Expertise

• Strong knowledge of the Indian real estate sector and market standards.
• Understanding of property legislation, development regulations, and valuation guidelines.
• Experience in physical property assessment and document verification.
• Competence in financial and market data analysis related to property valuation.
