Job description
Position Overview
We are seeking a seasoned Fabric Estimator experienced in construction fit-out and refurbishment projects. Collaborating with Pre-Construction, Commercial, Design, and Operations teams, this role entails managing estimates and tender processes from the initial inquiry stage through to project completion and handover. The estimator will deliver precise and commercially optimized estimates across various fabric-related scopes including internal fit-outs, refurbishments, partitions, ceilings, flooring, joinery, decorations, and related building works.
Primary Responsibilities
- Analyze tender requests, drawings, specifications, and contract documents thoroughly.
- Perform comprehensive quantity take-offs for fabric, fit-out, and refurbishment projects.
- Develop accurate cost estimates encompassing labor, materials, equipment, and subcontractor services.
- Solicit quotations from suppliers and specialized subcontractors.
- Evaluate received quotes to ensure inclusion of all applicable costs within tenders.
- Identify and document assumptions, exclusions, commercial risks, and opportunities in each bid.
- Participate in site inspections, tender review sessions, and commercial discussions.
- Advise on bid strategies, value engineering opportunities, and cost-saving initiatives.
- Prepare and submit timely, compliant tender proposals.
- Maintain organized estimating records, cost data, and tender files.
- Foster positive working relationships with clients, suppliers, and subcontractors.
- Produce detailed handover documentation for awarded projects and brief delivery teams accordingly.
- Assist in clarifications and negotiations following tender submission when needed.
Essential Qualifications and Experience
- Prior proven experience as an Estimator within the construction sector.
- Hands-on expertise in estimating for fit-out, refurbishment, or building fabric-related projects.
- Sound knowledge of construction methods, materials, labor forces, and subcontract packages.
- Competence in quantity take-offs derived from technical schematics and specifications.
- Capability to create detailed tender estimates and assess supplier and subcontractor proposals critically.
- Well-versed in procurement processes, commercial risk evaluation, and contract stipulations.
- Strong attention to detail and adeptness at managing multiple concurrent tender deadlines.
- Effective communication skills for interacting with operational teams, clients, and supply-chain participants.
- Familiarity with estimating software tools and strong proficiency in Microsoft Office, notably Excel.
Preferred Experience
- Estimating experience within healthcare or other live operational environments.
- Background with main contractors or mechanical & electrical contractors.
- Understanding of value engineering methodologies and managing tender-related risks.
- Relevant academic qualifications such as HNC, HND, or a degree in construction, estimating, or commercial disciplines.
- Experience supporting tender presentations and handling post-tender interviews.
