Job Overview
The Quantity Surveyor will be responsible for managing the commercial aspects of MEP (Mechanical, Electrical, and Plumbing) projects from the bidding phase through to final account settlement. This role blends estimating and tender preparation with active project cost control, procurement management, valuation, change management, and final account settlement with both clients and suppliers. Collaborating closely with project managers and site teams, the Quantity Surveyor ensures protection of profit margins, commercial risk management, and adherence to contractual commitments throughout project delivery.
Key Responsibilities
- Prepare, verify, and submit tender returns that are accurate, competitive, and punctual.
- Analyze tender documentation, including drawings, specifications, and contract terms, to define scope, identify risks, and establish pricing foundations.
- Evaluate and negotiate supplier and subcontractor quotations to achieve optimal value.
- Develop comprehensive cost estimates, project budgets, and commercial proposals.
- Monitor project costs, cash flow, and margins throughout project duration.
- Manage procurement processes and subcontract packages from initiation through final account agreement.
- Identify, price, and negotiate contractual variations and change orders as they occur.
- Prepare monthly valuations, payment requests, and cost reports within designated deadlines.
- Compare labour, materials, plant, and subcontractor expenditures against budgets and report any variances.
- Represent the commercial function in project, client, and internal review meetings.
- Provide regular commercial advice to project managers and site supervision teams.
- Maintain comprehensive, organized records of costs, variations, and contract correspondence.
- Prepare, submit, and negotiate project final accounts with clients.
- Review and settle subcontractor final accounts.
- Identify commercial risks and opportunities early and manage them through to resolution.
- Ensure compliance with contractual obligations and company commercial policies.
- Support business development activities by contributing pricing and bid submission inputs.
- Develop and maintain strong working relationships with clients, design teams, suppliers, and subcontractors.
- Contribute to continuous improvements in estimating, cost management, and commercial processes.
- Assist senior management with forecasting, budgeting, and financial reporting.
Candidate Requirements
- Bachelor’s degree in Quantity Surveying, Construction Economics, or a closely related field.
- Strong commercial and contractual knowledge.
- Hands-on experience with valuations, variations, claims, and final accounts.
- Effective communication and negotiation skills combined with excellent organizational capabilities.
- Analytical thinker with meticulous attention to detail and accuracy.
- Proficient with Microsoft Office applications, particularly advanced Excel skills.
- Preferred: Two or more years of Quantity Surveying experience in electrical or mechanical contracting sectors.
