Job description
Overview
The Project Operations Manager will oversee the operational execution of construction projects, managing everything from the handover of designs to project completion. This role requires coordinating between design teams, site personnel, and clients to ensure timely and quality delivery while controlling costs and resources.
Key Responsibilities
- Receive thorough handover from the design team with a clear understanding of drawings, BOQ, specifications, materials, and schedules, identifying any potential execution gaps before starting work.
- Plan and supervise daily site activities involving engineers, supervisors, and various trades like carpenters, electricians, plumbers, painters, and fabricators to align progress with approved timelines and quality standards.
- Serve as the main communication link with clients post-design handover, providing consistent progress updates, addressing site challenges, reporting delays, and managing client expectations professionally.
- Develop and maintain project execution schedules, monitor milestones proactively to detect delays, and coordinate interdependencies among different trades for seamless progression.
- Conduct regular quality inspections ensuring work conforms to approved drawings and specifications, managing defect identification, rectification, snagging, and final handover processes.
- Manage material logistics by preparing and coordinating requirements, ensuring timely procurement and delivery to avoid shortages and minimize waste.
- Monitor project expenses against the Bill of Quantities (BOQ), identify any additional work or change requests, and coordinate with management prior to executing variations to prevent unauthorized costs.
- Maintain comprehensive documentation including daily progress reports, project trackers, vendor performance assessments, material status reports, snag lists, closure reports, and client updates.
- Lead and manage the site team including engineers and supervisors by delegating duties, reviewing daily work performance, and escalating manpower or performance concerns to higher management.
