About the Role

An established real estate investment firm is seeking a motivated and principled Senior Quantity Surveyor to lead cost management and commercial activities across their projects. Based at Labone-Accra, this pivotal role involves thorough cost planning, budgeting, procurement assistance, contract oversight, and financial governance, spanning from project initiation to handover. The position requires extensive coordination with construction, procurement, finance, and development departments to manage costs, assess contractor performance, and deliver precise cost reports that guide strategic management decisions.

Main Duties

  • Develop comprehensive cost estimates and initial budgets during project feasibility and design phases.
  • Create and update cost plans aligned with project scope, technical requirements, and deadlines.
  • Proactively manage and mitigate cost overruns through early interventions, reconciliations, and implementing commercial corrective measures.
  • Oversee project budgets and monitor costs throughout the project lifecycle.
  • Contribute to value engineering processes to enhance cost efficiency without sacrificing quality.
  • Prepare Bills of Quantities and tender documents for contractors and suppliers.
  • Participate in negotiating commercial terms and pricing with contractors and vendors.
  • Assist in drafting, reviewing, and managing construction and subcontract agreements.
  • Ensure contractors comply with contract obligations and deliverables.
  • Maintain a commercial risk register, identifying and recommending mitigation for cost, contract, and procurement risks.
  • Evaluate and process interim payment certificates and contractor claims accurately.
  • Review and recommend approvals for variation orders as needed.
  • Provide regular cost forecasts to support finance and management planning.
  • Collaborate closely with Project Managers, architects, consultants, contractors, suppliers, and site teams to monitor progress and resolve cost-related challenges.
  • Identify financial and contractual risks during project execution and advise on corrective strategies.
  • Support cost advisory during design and planning stages.
  • Manage final project accounting, cost reconciliation, and commercial project close-out ensuring all contractual commitments are met before project handover.

Qualifications and Experience

  • A bachelor's degree in Quantity Surveying, Commercial Management, Real Estate, Construction Management, or a related discipline.
  • At least 8 years of pertinent experience in quantity surveying, ideally within real estate development or construction sectors.
  • Thorough familiarity with construction contracts such as FIDIC, JCT, and NEC as well as procurement processes.
  • Proficiency in budgeting, financial modeling, and risk management techniques.
  • Competent with Microsoft Excel, project management platforms, and cost management software like CostX, Candy, SAP, etc.
