Job Overview
The Leasing Supervisor is essential in growing and sustaining our retail presence by pinpointing high-potential locations, negotiating advantageous lease agreements, managing ongoing contracts, and aiding long-term occupancy initiatives across various markets. This position guarantees strategic store placements that boost both commercial outcomes and brand recognition.
Primary Responsibilities
- Scout for new retail locations in key markets aligning with the target clientele.
- Conduct assessments of commercial viability via foot traffic, demographics, and competitor insights.
- Lead lease negotiations focusing on terms, rental pricing, renewal policies, and contractual duties to ensure optimal benefits.
- Develop leasing proposals, business justifications, and ROI analyses for managerial review.
- Oversee all phases of lease agreements from initiation through renewal or termination.
- Keep thorough digital and physical records of leases, modifications, addendums, and payment schedules.
- Coordinate the timely signing of lease documentation with Legal, Finance, and Management teams.
- Serve as the main liaison with landlords, property developers, mall authorities, and commercial real estate associates.
- Handle any lease-related conflicts, rental change requests, and occupancy matters.
- Foster strong partnerships to secure prime retail locations and support future growth prospects.
- Track rental payments, security deposits, and other lease expenses.
- Assist with forecasting and budgeting for rental costs associated with stores.
- Review yearly rent escalations, proposing negotiation tactics to control expenses.
- Analyze lease performance metrics including revenue per square meter and store profitability.
- Generate regular reports on expansion, lease expiration timelines, and market trends.
- Offer strategic recommendations for site acquisitions, downsizing, relocations, or closures.
Qualifications & Experience
- Bachelor's degree in Business, Real Estate, Finance, or a related discipline.
- Minimum of 3 years experience in retail, commercial, or mall leasing, preferably within luxury or FMCG sectors.
- Comprehensive understanding of commercial lease laws, contract frameworks, and rental schemes.
- Proven track record negotiating with malls, landlords, and property developers in the GCC region, especially in Saudi Arabia, UAE, and Kuwait.
- Skilled in Microsoft Excel, leasing software, and contract management technologies.
- Strong analytical thinking, communication proficiency, and negotiation capabilities.
- Comfortable working in a dynamic, fast-moving multi-country business environment.
