Role Overview
APEX TECH Facilities Management invites applications for an experienced Multi Skilled Facility Management Supervisor to join their operations team in Riyadh, Saudi Arabia. This permanent, full-time position requires a proactive leader who will oversee and participate in various maintenance tasks across electrical, HVAC, plumbing, and civil disciplines while leading a mobile multi-skilled technical team onsite.
Key Responsibilities
- Execute and supervise maintenance of Low Voltage electrical systems including distribution boards, panel boards, isolators, earthing systems, lighting fixtures, switches, sockets, cable management, and terminations.
- Troubleshoot and maintain fire alarm and CCTV electrical systems; manage Cat6 and telecommunication cabling including connection and termination.
- Supervise HVAC maintenance tasks such as filter cleaning, drain servicing, coil inspections, and fault detection.
- Manage multi-trade maintenance activities involving plumbing (leak repairs, valve replacement, drain clearing), carpentry, painting, and minor civil works.
- Interpret electrical layouts, single-line diagrams, and as-built plans to effectively guide maintenance and installation activities.
- Conduct site inspections, identify defects, and either rectify or coordinate corrective actions efficiently.
- Lead and manage the onsite multi-trade technical team by assigning daily tasks, ensuring quality standards, and mentoring junior technicians through demonstration and coaching.
- Organize daily safety toolbox talks and enforce strict adherence to HSE procedures, PPE use, and permit-to-work protocols.
- Monitor team performance and punctuality, escalating any concerns to the Facility Manager.
- Handle documentation comprehensively by raising, updating, and closing work orders for both reactive and preventive maintenance using designated systems or paper forms.
- Accurately complete preventative maintenance checklists, inspection records, and service logs on schedule.
- Prepare material requirement lists from inspection findings and coordinate with the Facility Manager for approvals.
- Maintain detailed records of maintenance consumables including brands, models, and quantities.
- Submit daily activity reports and defect logs in English to maintain clear communication.
- Identify and authenticate materials and spare parts needed for maintenance, liaising with procurement teams to ensure timely availability and verifying deliveries against orders.
- Maintain minimum on-site inventory of common consumables and frequently used electrical spare parts.
- Oversee specialist subcontractors ensuring compliance with safety regulations, permit-to-work documentation, and verifying work quality before sign-off.
- Keep detailed logs of contractor visits and completed works.
Candidate Profile
Essential Qualifications & Experience:
- At least 8 years of practical experience in MEP or facilities maintenance with a minimum of 2 years as a field team leader.
- Multi-trade proficiency covering HVAC (ducted split systems), Electrical, basic Plumbing, and civil maintenance support.
- Ability to read and interpret electrical and HVAC layouts, single-line diagrams, and as-built drawings.
- Proficient in reading, writing, and completing technical documents, checklists, and work orders in English.
- Demonstrated strong on-site leadership skills, leading by example and ensuring high safety and quality standards.
- Comprehensive knowledge of HSE procedures, PPE compliance, and permit-to-work systems.
- Possession of a valid and transferable Iqama.
Preferred Skills & Qualifications:
- Previous experience in a professional FM company environment.
- Exposure to fit-outs, renovation, or snagging tasks in commercial or retail properties.
- Familiarity with CAFM or digital work order management platforms.
- Saudi driving license is advantageous.
- Certifications in First Aid or HSE safety training are a plus.
