Facility Manager

About the Role

Homes 121 AOA, located in Noida, is seeking an experienced and proactive Facility Manager to manage all aspects of operation, maintenance, and administration for their premium residential community. This role demands strong leadership capabilities, extensive experience in residential or commercial facility management, and effective coordination with residents, vendors, and managing committees.

Key Duties and Responsibilities

• Oversee daily operations and upkeep of the residential society.
• Supervise housekeeping, security, gardening, pest control, MEP systems, diesel generators, sewage and water treatment plants, lifts, and fire safety equipment.
• Ensure scheduled preventive and corrective maintenance tasks are completed efficiently.
• Coordinate and liaise with contractors, vendors, and service providers.
• Manage Annual Maintenance Contract (AMC) agreements and monitor service quality.
• Address resident complaints through a helpdesk system ensuring prompt and satisfactory resolution.
• Maintain adherence to all statutory regulations and safety standards.
• Prepare and present monthly Management Information System (MIS) reports, maintenance updates, and operational dashboards.
• Handle budget management, vendor invoices, and implement cost optimization strategies.
• Conduct regular facility inspections to ensure infrastructure quality and upkeep.
• Support the Association of Owners' Board meetings with necessary reporting and updates.
• Lead operations during emergencies and crisis situations to ensure smooth functionality.
• Lead, motivate, and manage the facility team to uphold high standards of service delivery.

Candidate Profile and Requirements

• Bachelor's degree mandatory; MBA or Facility Management qualification preferred.
• Minimum 5 to 10 years of experience in managing residential societies or commercial facilities; experience with large residential townships favored.
• Strong technical knowledge in electrical systems, HVAC, plumbing, sewage and water treatment plants, fire safety, diesel generator operation, lifts, and regulatory compliance.
• Excellent communication skills and ability to handle resident relations effectively.
• Proficiency in MS Excel, Word, PowerPoint alongside facility management software tools.
• Demonstrated leadership qualities, vendor management expertise, and problem-solving aptitude.

Compensation

The offered cost to company (CTC) ranges between ₹6.5 lakh to ₹9.6 lakh annually inclusive of all benefits, contingent on experience and qualifications.
