Role Overview
We are seeking a Senior Project Manager to oversee complex property-related projects involving multi-disciplinary design, engineering, and construction. This role spans full project lifecycle management from initial concept and design coordination right through to procurement, construction, testing, commissioning, and final handover, ensuring alignment with project vision, schedule, budget, and quality benchmarks.
Key Responsibilities
- Lead the planning, execution, monitoring, and completion of assigned large-scale property project packages.
- Create and maintain comprehensive project plans including work breakdown structures (WBS), schedules, milestones, and resource allocation.
- Ensure projects meet deadlines, budget limits, quality expectations, and safety standards.
- Establish governance, reporting mechanisms, and decision-making protocols.
- Coordinate multi-disciplinary teams across architecture, structural, civil, MEP, infrastructure, and specialized systems.
- Facilitate coordination meetings to resolve design and site challenges, ensuring cross-functional alignment.
- Manage interfaces between property assets, infrastructure, utilities, and public spaces.
- Collaborate with design consultants to guarantee design completeness, constructability, and regulatory compliance.
- Conduct design reviews, value engineering, and manage design submissions and variation control processes.
- Support procurement strategies and packaging plans for consultants, contractors, and suppliers, partnering with commercial teams during tendering and contract awards.
- Administer contracts including performance monitoring, variation and claim management, ensuring compliance with contractual obligations.
- Oversee simultaneous construction packages, monitor site progress and productivity, and mitigate delays and risks.
- Ensure strict adherence to safety and environmental regulations on site.
- Serve as the main point of contact for internal departments and external stakeholders including authorities and utility providers.
- Communicate clear progress updates and reports to senior management via presentations and dashboards.
- Maintain project risk registers, proactively identifying and managing risks and quality assurance procedures.
- Ensure compliance with local laws, international standards, and company policies.
- Plan and manage handover activities including testing, commissioning, snagging, preparation of documentation, and training operational teams to support smooth asset occupancy and use.
Qualifications & Experience
- Bachelor's degree in Civil Engineering, Construction Management, Architecture, or related field; Master's degree preferred.
- A minimum of 15 years of experience managing progressive property development projects such as hospitality, mixed-use, commercial, entertainment, or sports facilities.
- Proven success delivering large, multidisciplinary projects end-to-end in fast-paced, high-profile environments.
- Experience with international or regional mega-projects highly desirable.
- Professional certifications like PMP or Prince2 are advantageous.
Skills & Competencies
- Expertise in comprehensive project management including planning, scheduling, budgeting, and reporting.
- Ability to lead and coordinate multidisciplinary teams and complex stakeholder networks effectively.
- Deep understanding of construction methods, building services, and property development life cycles.
- Strong commercial insight and familiarity with contracts and claims management.
- Excellent communication, negotiation, and presentation capabilities.
- High organizational, analytical, and problem-solving skills.
- Capability to work under pressure managing multiple concurrent packages in evolving environments.
