Qiddiya Investment Company is revolutionizing the entertainment sector in Saudi Arabia. We seek an experienced strategic and commercially-oriented Senior Director for the Land Valuation position within our Master Development Unit Financing team. This influential role is integral to shaping Qiddiya's masterplan by developing valuation methodologies and market insights that guide land sale strategies, financial district outcomes, and investment decisions through planning, design, and execution phases.

Core Responsibilities

• Lead and standardize land valuation approaches and benchmarking across various districts to ensure consistency and robustness in land value analysis.
• Translate valuation intelligence and market benchmarks into actionable commercial recommendations that influence Qiddiya's land sale and leasing strategies.
• Support land deal transactions by contributing market valuation insights to commercial evaluations.
• Oversee external valuers by commissioning and critically reviewing valuation reports to guarantee quality, precision, and market conformity.
• Communicate valuation results and strategic advice to senior leadership and executive stakeholders, aiding critical planning and investment decisions.
• Provide valuation expertise to Asset Business Units for detailed commercial assessments at plot and asset levels.
• Formulate and implement valuation policies and processes, embedding valuation perspectives in district planning from early stages.
• Collaborate closely with district masterplanning teams and broader teams to drive valuation exercises, harmonize assumptions, and meet commercial objectives.
• Coordinate with the MDU Financing team to support interactions between land cost and district feasibility workflows.
• Assist balance sheet analyses by working with Finance and Public Investment Fund (PIF) as needed.
• Monitor market conditions, comparable transactions, and valuation best practices to continuously refine Qiddiya's valuation approach.

Required Qualifications and Experience

• Bachelor's or Master's degree in valuation, real estate, economics, finance, or a related discipline.
• A minimum of 15 to 20 years of professional experience in land or real estate valuation.
• Preferably a registered valuer designation (RICS) or equivalent recognized credentials.
• Strong background in institutional real estate or land development sectors.
• Demonstrated expertise in land valuation methodologies and market benchmarking.
• Excellent communication and stakeholder engagement skills, with proven success presenting to senior leadership and executives.
• Advanced proficiency in Microsoft Excel and financial modeling techniques.
• Exceptional critical thinking and strategic problem-solving abilities.
• Proven leadership experience with a track record of building and managing high-performing teams.
• Preferable extensive experience in the GCC/Saudi regional market.
