Job description
Role Overview
We are seeking a Property Manager to join our residential lettings team. Initially, the role requires working on-site at our Head Office or branch for the probation period, after which the role transitions to a hybrid arrangement primarily from home with about four days per month at the office located near Chelmsford.
Key Responsibilities
- Handle maintenance-related queries from private tenants occupying properties managed on behalf of private landlords via telephone or email.
- Communicate regularly with landlords to update them on maintenance progress and issue resolutions.
- Coordinate with approved contractors for quoting and performing repairs, managing access arrangements as needed.
- Keep detailed and accurate records within the internal database regarding inquiries, actions, communications, and compliance checks.
- Organize relevant property compliance and safety inspections, collaborating with contractors, landlords, tenants, and internal teams to meet legal obligations and certification requirements.
- Track and ensure up-to-date compliance documents such as gas safety certificates, electrical inspections, and relevant alarms and EPCs.
- Maintain communication with local lettings branches and internal stakeholders involved in property management and compliance.
Candidate Requirements
- Demonstrable experience in residential lettings or property management is essential.
- Problem-solving aptitude with a proactive, positive attitude in addressing maintenance issues.
- Strong verbal and written communication skills.
- Confident and professional demeanor.
- Organized with the ability to prioritize urgent tasks within a busy environment.
- Good IT skills, particularly familiarity with standard Microsoft Office software.
Compensation and Benefits
Salary ranges between a326,000 and a328,000 annually, reflecting experience, inclusive of base pay and bonuses.

Training and Development

Work Schedule
The standard workweek is Monday to Friday, 8:30 AM to 5:30 PM, with occasional Saturday shifts on a rotation basis approximately once every six weeks. When working Saturdays, time off in lieu is offered.
Work Location
Work at the Head Office in Springfield, Chelmsford during probation. Post probation, adopt a hybrid work style with primary duties performed remotely alongside scheduled office days.
