Building Supervisor (Unsupervised)

Job Overview

The Building Supervisor is responsible for providing both cleaning and non-cleaning services under the direction of the designated line manager or authorised person, aligning with the Education Authority's procedures and standards. The position reports directly to the School Principal and involves working without direct supervision.

Key Responsibilities

• Maintain security of the premises, including school meals facilities: open and close buildings and grounds, lock windows, doors, and gates securely at day’s end.
• Manage key custody and allocation for cleaning staff, ensuring return at close of day.
• Operate and oversee security camera systems, fire and burglar alarms; report any malfunctions.
• Respond promptly to after-hours break-ins or vandalism, coordinate cleaning and secure premises, and report irregularities.
• Report any suspicious activities or security breaches during working hours to relevant authorities.
• Ensure safety by applying grit or salt during snowy or icy conditions on pathways and entrances.
• Operate heating and boiler systems efficiently to conserve energy, manage lighting, and maintain plant including common school meal areas.
• Requisition fuel timely; monitor consumption of fuel, water, and electricity.
• Replace lighting fixtures and report defects in firefighting equipment; maintain water quality in swimming or hydrotherapy pools.
• Clean the premises, excluding school meal areas; lead and manage cleaning staff where applicable; maintain cleanliness of all grounds, drains, gullies, and bins.
• Provide continuous cleaning services addressing spillages, litter, and weather-related issues; replenish bathroom supplies throughout the day.
• Inspect and maintain sandpits and paddling pools, clean external signs and light covers up to 3.35 meters.
• Ensure cleaning equipment is used correctly, stored safely, and defects reported.
• Facilitate porterage duties such as receiving, distributing goods and stores, managing refuse bins, and assisting with room setups for various activities.
• Administer reports on cleaning, premises defects, staff attendance, and monitor outside contractors as authorised.
• Perform handyman tasks within competence related to the role.
• Comply fully with health and safety regulations, COSHH, and relevant legal and statutory requirements.
• Participate in training for duties up to and including the post’s grade and provide induction and refresher training to cleaning staff when applicable.
• Carry out election-related duties as required when premises are used for elections.
• Undertake additional duties as necessary consistent with grade specifications, promoting equality and good relations according to legislation.

Person Specification and Selection Criteria

Essential Requirements:

• Minimum six months relevant experience as assistant or full building supervisor, caretaker, or cleaner in a school setting.
• Key holder availability for emergency call-outs including unsociable hours.
• Demonstrated knowledge of school building supervision, health and safety, manual handling, and security systems.
• Strong teamwork, communication, administrative, planning, and decision-making skills.

Desirable Criteria:

• Experience using industrial cleaning equipment.
• Experience with key holding duties such as opening/closing premises and alarm management.

The post-holder must comply with the Health and Safety at Work (NI) Order 1978, associated legislation and codes of practice.
