Building Management System Operator

Overview

Khidmah is looking for a skilled Building Management System (BMS) Operator with expertise in HVAC systems to efficiently run and maintain building services. The operator will be accountable for ensuring smooth, safe, and reliable operation of BMS and HVAC equipment to maintain building performance and occupant comfort.

Key Responsibilities

• Operate and oversee the Building Management System to guarantee efficient and dependable functioning of all building systems.
• Manage HVAC systems including chillers, Air Handling Units, Fan Coil Units, ventilation systems, and pumps to ensure optimal performance.
• React swiftly to any BMS alarms or equipment faults, perform initial troubleshooting, and escalate issues if required.
• Conduct regular inspections on BMS and HVAC machinery to confirm proper operation and detect possible malfunctions.
• Track building performance and energy usage, providing recommendations to improve energy efficiency.
• Work alongside maintenance crews and subcontractors to facilitate timely preventive and corrective maintenance tasks.
• Analyze and resolve problems related to BMS and HVAC systems and assist technicians in determining root causes.
• Keep detailed logs of operations, maintenance activities, and daily reports.
• Assist with testing, commissioning, calibration, and functionality checks of BMS and HVAC installations.
• Adhere to company policies, safety rules, and operational standards within Facilities Management.
• Report abnormalities in system performance and suggest corrective or preventive measures.
• Ensure critical building systems run continuously with minimal downtime or disruption.

Qualifications and Skills

• Diploma in Electronics or a closely related technical field.
• At least 2 years of practical experience handling BMS and HVAC system operation and maintenance.
• Proficient in operating and monitoring Building Management Systems.
• Comprehensive knowledge of HVAC equipment and building automation controls.
• Strong analytical and problem-solving capabilities.
• Effective communication and collaboration skills.
