Role Summary

The Make Ready Technician is tasked with preparing vacant apartment units efficiently and on schedule to be ready for new residents. The role involves conducting unit turnover while adhering to quality standards.

Key Responsibilities

• Execute repairs and enhancements following a detailed make-ready checklist under supervision.
• Repair and finish drywall, apply caulking and seals around windows, plumbing fixtures, and perform touch-up painting.
• Manage and maintain inventories for supplies and equipment necessary for make-ready tasks.
• Control costs by repairing parts rather than replacing and minimizing waste of materials.
• Support curb appeal efforts through trash removal, power washing, general cleaning, and painting duties as needed.
• Adhere to safety policies including participating in safety meetings, OSHA training, and promptly reporting incidents.
• Provide excellent customer service by treating residents and colleagues respectfully and completing assignments promptly.
• Accomplish additional duties as assigned.

Qualifications

• High school diploma or equivalent preferred.
• Minimum one year’s experience in maintenance or a related field is preferred.
• Working knowledge of multiple trades including construction, repairs, drywall, carpentry, and unit preparation.
• HVAC knowledge is advantageous but not mandatory.
• Capability to work efficiently with strong organizational and attention to detail skills.

Physical Demands

• Ability to walk, stand, climb stairs and ladders, and access various property locations.
• Occasional lifting or carrying of items up to 25 pounds is required.
• Capability to bend, stoop, kneel, and use hand dexterity to operate tools.
• Visual and auditory acuity to perform inspections and communicate effectively.
• Proficiency in operating computers and basic office equipment.

Work Environment

• Primarily onsite indoor role with occasional outdoor exposure to varying weather conditions.
• Work may involve confined spaces, heights, and potentially hazardous settings requiring compliance with safety protocols.
