About the Company
Sunshine Management is a Chicago-headquartered real estate development firm focused on workforce housing, attainable homeownership, and neighborhood renewal. The team runs several residential ground-up construction projects at the same time and is looking for a seasoned procurement professional to support project management operations.
Role Overview
This role is suited to someone who has handled procurement for construction materials on U.S.-based projects and understands how critical timely sourcing is to keeping builds moving as planned.
Key Responsibilities
- Arrange procurement of construction materials for active residential and mixed-use development projects in the U.S.
- Identify capable vendors, request quotations, and compare pricing across suppliers.
- Handle negotiations on pricing, delivery timelines, payment terms, and supplier agreements.
- Create, track, and close out purchase orders from issue through final delivery.
- Accelerate deliveries to avoid schedule slippage on project sites.
- Spot material shortages, backorders, and shipment delays early and drive resolution.
- Work daily with Project Managers, suppliers, and vendors to keep timelines aligned.
- Develop and sustain effective relationships with U.S.-based suppliers and manufacturers.
- Keep procurement records, purchasing logs, and vendor files accurate and current.
- Find savings opportunities without compromising quality or schedule commitments.
- Check project specifications to confirm that ordered materials match requirements.
- Track supplier performance and suggest alternate vendors when needed.
- Assist with planning for long-lead items across multiple simultaneous projects.
Candidate Profile
The employer is specifically seeking someone with substantial construction procurement experience, especially for U.S.-based residential or mixed-use work. Backgrounds limited to non-construction sectors will not be considered.
Important Conditions
This opportunity requires direct industry experience in construction procurement. Experience limited to manufacturing, IT, healthcare, retail, automotive, hospitality, logistics, or similar non-construction fields is not acceptable. Applicants must have hands-on experience supporting U.S.-based construction projects. The role also requires overlap with U.S. Central Time business hours and may involve part-time working arrangements.
Preferred Background
Ideal candidates have worked closely with Project Managers, Superintendents, or Construction Managers and are comfortable managing procurement across multiple active projects.
Tools and Communication
Strong English communication and negotiation skills are essential. The role also calls for advanced organization, attention to detail, and strong follow-through. Proficiency in Microsoft Excel and Microsoft Office is expected; experience with tools such as Asana, Procore, Buildertrend, or similar construction software is preferred.
