Role overview
As a mortgage processor, you will help create an excellent experience for borrowers, sales teams, and underwriting staff by preparing and managing loan files accurately and in line with company procedures. Key responsibilities
- Collect, verify, enter, and update mortgage loan application data.
- Review residential loan files to confirm that all required information is complete and meets company standards, including borrower credit, assets, liabilities, employment history, loan amount, and loan type.
- Identify files that do not meet standards and recommend denial or restructuring where appropriate.
- Run automated underwriting systems after confirming that the application data is accurate and guideline-compliant.
- Order and review verification documents for income, assets, credit, and liabilities.
- Prepare and issue loan forms and disclosures for borrowers.
- Order title work, insurance documents, condo documents, appraisals, and any other property-related items needed for loan processing.
- Follow up promptly on outstanding items such as title, insurance, appraisal, and borrower conditions.
- Notify the supervisor and/or loan originator about any discrepancies in submitted or ordered loan documents.
- Submit mortgage files for underwriting review and approval.
- Prepare and send approval or denial letters to applicants by email or mail.
- Forward approved files to the closing department and the closing settlement agent or attorney.
- Use the required underwriting and closing checklists throughout the process.
- Maintain logs and pipeline reports for loans assigned to the branch queue, including new applications, approvals, cancellations, and denials.
- Communicate clearly with borrowers and/or loan originators regarding missing or delayed documentation needed for approval or final approval.
- Carry out other duties related to the role as assigned.
- Submit required conditions to the underwriter.
- Oversee the duties of a junior loan processor when applicable at the branch.
Experience and qualifications
This role requires at least two years of loan processing experience, or completion of Xinnix Training for Processing along with a branch-assigned processing mentor who has at least two years of active processing experience.

Education

Work environment and travel
This is a full-time onsite position in Lexington, SC. Travel is not required.
Compensation and benefits
The posted salary is USD 48,000 per year.
