Role Overview

The Maintenance Supervisor is the practical technical lead for maintenance work across SATEL properties and compounds. This is a field-based position centered on direct execution, team guidance, and ownership of outcomes. The role requires hands-on delivery across multiple trades, leadership of a small technician team, and accountability for quality, speed, and cost savings.

Key Responsibilities

You will personally handle maintenance tasks across plumbing, electrical systems, HVAC, intercoms, paintwork, aluminum, woodwork, and water leakage issues. In addition to doing the work yourself, you will guide one to two technicians who work with you daily and ensure property guards complete assigned consumable maintenance tasks. Every request must be completed correctly the first time, with quality checked before closure.

You will also help reduce operating costs through in-house repairs and preventive maintenance, and you will be expected to keep daily and monthly records covering execution, savings, and team development.

Performance Expectations

• At least 95% of requests should be completed within the SLA on the first attempt.
• Resident-impact issues must be acknowledged within 2 hours and completed within 24 hours.
• Asset-risk issues must be acknowledged within 4 hours and completed within 48 hours.
• Preventive maintenance must be carried out every month without fail.
• Repeat work on the same fixture should not occur.
• Monthly savings must be documented and contribute to the unit’s annual cost-reduction target.

What SATEL is Looking For

The ideal candidate has strong practical knowledge and can personally carry out maintenance work rather than only oversee it. This role suits someone who is comfortable working in the field, identifies root causes instead of temporary fixes, and consistently delivers correct outcomes on the first try.

Experience in lowering operating costs through preventive maintenance, smart material choices, and in-house execution is important. The candidate should also be able to lead by example, train technicians through direct demonstration, and ensure property guards are accountable for their assigned duties.

Documentation must be handled with discipline: every completed job should be entered into the system within 30 minutes, and every saving and preventive task must be recorded. Safety is mandatory, and any unsafe condition must stop the work immediately and be escalated at once.
